Administered by the Building Owners and Managers Association (BOMA) International, the BOMA 360 Performance Program® recognizes commercial properties that demonstrate best practices in building operations and management.

The program takes a holistic approach to evaluating a building’s operations and management and benchmarks a building’s performance against industry standards. In its assessment of One Gateway Center, BOMA identified a number of best practices including:
• In the “building operations and management” category, One Gateway Center was recognized for a number of enhancements including the installation of a $50,000 optical turnstile and glass curtain wall, resulting in the a reduction of 145 man-hours of security personnel; the installation of an online visitor registration system, allowing tenants to quickly preauthorize visitors; and the initiation of a web-based operations management platform that allows for tracking of preventative maintenance on mechanical equipment.
• In the “energy” category, One Gateway Center was recognized for the installation of new thermostatic controls on the perimeter terminal air conditioning units, reducing energy by allowing the system to cycle on and off when necessary. Also recognized was a compete lighting retrofit in the building and its parking garage, yielding better quality light while using less energy.
• In the “tenant relations and community involvement” category, One Gateway Center was recognized for hosting seminars that educate tenants on how to save energy at their office and in their home; partnering with the New Jersey Clean Energy Program to offer tenants a reduced rate on energy efficient products; hosting a semi-annual book fair, with 10 percent of gross sales donated to local civic organization Newark Now; and partnering with a local middle school to host a holiday music concert.
