Harrison’s Transformation: From Industrial Past to Residential Future

Harrison’s evolution from an industrial hub into a thriving residential destination continues to accelerate. Developer Advance Realty Investors has completed more than 900 residences across three modern rental buildings in the expanding Riverbend District — a 35-acre mixed-use community next to Harrison’s PATH Station and the 25,000-seat Sports Illustrated Stadium, home to the New York Red Bulls and Gotham FC soccer teams.

Once known as The Beehive of Industry for its manufacturing prowess, Harrison has attracted thousands of new residents through the district’s rapid expansion. Working closely with Mayor James Fife, the Town Council, and the Harrison Redevelopment Agency, Advance Realty Investors has transformed a former brownfield site along the Passaic River into a vibrant mix of homes, shops, restaurants, and parks.

When complete, the Riverbend District will include approximately 3,800 homes and 100,000 square feet of commercial and retail space.

 

The Wyldes, a six-story rental building located at located at 1100 South 5th Street, represents the latest chapter in the transformative endeavor.

The Wyldes: Setting a New Standard for Harrison Living

The newest addition to the Riverbend District is The Wyldes, a six-story building at 1100 South 5th Street designed by MHS Architecture. The property offers 399 studio, one-, and two-bedroom apartments surrounded by 45,000 square feet of outdoor green space.

Each apartment features Pella windows, luxury plank flooring, Bosch washers and dryers, GE stainless steel appliances, and quartz countertops, with most residences including private balconies or terraces.

Residents enjoy access to upscale amenities such as an infinity-edge pool, fitness center, co-working spaces, and resident lounges — all designed to support a modern, connected lifestyle.

Earlier Riverbend projects include Steel Works (286 units, opened 2017 at 1200 Frank E. Rodgers Blvd.) and Cobalt Lofts (280 units, at 1200 S. 5th Street), which helped establish the district’s residential identity.

Keepers Brings Dining and Nightlife to The Wyldes

In June, Advance Realty partnered with Episcope Hospitality to open Keepers, an all-day restaurant on the ground floor of The Wyldes. Led by David Morton of the Morton’s Steakhouse family, Keepers serves American comfort food, craft cocktails, and specialty coffee, adding a new social destination for both residents and visitors.

 

Parks and Public Spaces Connect the Community

The Riverbend District also features two public parks, offering fresh air and recreation amid the town’s growing downtown. Riverfront Park, which opened this summer, provides waterfront access, walking paths, exercise equipment, a splash pad, and a playground — encouraging outdoor activity and community engagement along the Passaic River.
