Ross Dress for Less Signs 22,500-SF Lease at Advance Realty’s Windsor Center
East Windsor Location is Third New Jersey Store For Largest Off-Price Apparel Chain in Nation
Advance Realty, a leading Northeast owner and developer of Class A office, retail, multifamily and mixed-use properties, today announced that popular retail chain Ross Dress for Less has signed a 22,500-square-foot lease at Windsor Center, a premier retail site in East Windsor, N.J.
Ross Dress for Less is expected to take occupancy of the space in the second half of 2014. The retailer is the largest off-price apparel and home fashion chain in the United States, operating 1,112 locations in 33 states. The company currently has 11 stores in New Jersey.
According to Advance Realty Asset Manager Peter Cocoziello, Jr., the tenant was attracted to Windsor Center’s excellent visibility in a dynamic submarket and recent property upgrades, including significant façade improvements. Last year, a joint-venture partnership of Advance Realty and Structure Tone Equities acquired the center with plans to reposition it by investing significant capital to improve the appearance and operations.
Two other new tenants, Bottom Dollar and Retro Fitness, will take occupancy of their spaces at Windsor Center this month.
“With this new addition, Windsor Center continues to cement its position as a leading retail destination for the residents of East Windsor and the surrounding region,” East Windsor Township Mayor Janice S. Mironow said. “Since purchasing the center last July, Advance Realty has brought in tenants that offer products and services that have become an essential part of the daily routine of many local residents.”
Advance teamed with commercial real estate brokerage firm CBRE to facilitate the transaction. CBRE Senior Vice President Jay Miller and Vice President John Krause represented Advance in lease negotiations, while CBRE Managing Director Jonathan Rome represented Ross Dress for Less.
“We are extremely pleased that popular retail chains such as Ross Dress for Less are attracted to the new and improved Windsor Center,” Cocoziello said. “The addition of the nation’s largest off-price apparel chain is a much welcomed addition to the tenant roster.“
Located at 440 Route 130 South, Windsor Center is situated on the busy corner of Route 130 and Princeton Hightstown Road (County Route 571). Other tenants include PNC Bank, Staples and Payless Shoe Source.
