The Riverbend District is a neighborhood that was created with needs of commuters who want an active lifestyle in mind. Minutes from New York City via the PATH train, residents enjoy all of the region’s offerings, from Sports Illustrated Stadium, to the Prudential Center to the New Jersey Performing Arts Center. Upscale apartments abound, with amenities, fitness centers and outdoor spaces that emphasize luxury, sustainability and innovation.
Advance Realty Investors assembled and entitled approximately 35 acres in Harrison, New Jersey — once known as the “Beehive of Industry.” The area was home to pioneering manufacturers such as Crucible Steel, Edison Lamp Works, Otis Elevator, RCA, and the Peter Hauck Brewery.
After Peter Cocoziello acquired the property in 2002, Advance launched one of the largest brownfield remediation efforts in New Jersey’s history. Over the course of a year, more than 20 buildings totaling 286,000 square feet were demolished, 1,000 tons of steel were removed each day, and 376,000 square feet of concrete foundations were cleared — transforming 35 acres into clean, developable land.
Advance installed new roadways and infrastructure , eventually paving the way for a new PATH station, Red Bull Arena, and today’s Sports Illustrated Stadium. Branded as the Riverbend District, the redevelopment is part of Harrison’s Waterfront Redevelopment Plan and is emerging as a vibrant, transit-oriented, mixed-use community — planned for 3,300 residential units and 100,000 square feet of retail and commercial space.
Completed residential phases — Cobalt Lofts, Steel Works, and The Wyldes — have already set a new standard for urban living. Just steps from PATH service to Manhattan, NJ Transit and Amtrak connections, and minutes from Newark Liberty International Airport, Riverbend offers unmatched accessibility and modern appeal.
Today, the Riverbend District stands as one of the East Coast’s premier lifestyle destinations — where industrial heritage meets 21st-century innovation.
